Furniture Specifications for PEZA-Registered BPO Offices

PEZA (Philippine Economic Zone Authority) registration provides significant tax and operational benefits for BPO companies — but it comes with specific requirements around workspace density, fit-out standards, and fire safety that affect furniture specification and layout planning. Here's what you need to know.

PEZA Workspace Density Requirements

PEZA-registered IT parks and buildings have specific minimum space requirements per employee. The standard is 4.5 square meters of gross leasable area per seat for IT-BPO operations. This is a minimum — many PEZA-registered companies allocate 5–6 sqm per seat for comfort and compliance buffer. When planning your furniture layout, ensure your workstation density doesn't exceed the PEZA minimum, as this can affect your registration status during inspections.

Fire Egress Requirements and Furniture Layout

The Philippine Fire Code (RA 9514) and its implementing rules require specific egress clearances that directly affect furniture layout in BPO operations:

  • Primary egress paths: Minimum 1.2 meters clear width at all times
  • Secondary aisles: Minimum 0.9 meters clear width
  • Distance to nearest exit: Maximum 45 meters from any workstation
  • Exit doors: Must swing in the direction of egress, clear of furniture
  • No furniture within 1.5 meters of fire extinguisher access points
  • Emergency lighting must not be obstructed by tall panels or storage

Electrical and Data Infrastructure Standards

PEZA-registered buildings typically have specific electrical infrastructure requirements that affect furniture specification. Most PEZA IT parks require dedicated circuits for workstation clusters, with a minimum of 2 power outlets and 1 data port per workstation. Furniture must be specified with cable management that routes cables safely — exposed cables on floors are a fire and safety violation. Floor boxes or overhead cable trays are the standard solution.
